Accedited Buyers Representative ~ why is it important?

Deciding who to represent you is the most important decision you will make during your home buying process, next to actually choosing a home.  When you work with Roberta and Lake Oswego Home Seller, you are working with professionals that certified and understand the needs of today's real estate buyer.

The ABR designation was designed as an answer to the many requests by numerous consumer advocates, consumers, and other organizations for both the ethical and professional service.  The seller has the listing agent representing the seller's interest, shouldn't you have your ABR Agent representing your interest?
The ABR® Designation
The Accredited Buyer Representative (ABR®) designation is the benchmark of excellence in buyer representation. This coveted designation is awarded to real estate practitioners by the Real Estate BUYER'S AGENT Council ("REBAC") of the NATIONAL ASSOCIATION OF REALTORS® who meet the specified educational and practical experience criteria.
The ABR® means Accredited Buyer Representative.
 
As your Buyer's agent, I will:
 
Serve as your Trusted Advisor

m      Listen to your needs and discuss your financing options with you.

m      Help you to understand why it is important to become pre-qualified for a loan. When you are pre-qualified, you will know you are searching for homes within a price range that will keep your payments at a comfortable level. 
 
Determine your Housing and Community Needs

m      By listening, we will determine your wants and desires in a home that is located in the area you would like to relocate to.

m      Help you find the amenities that each community and neighborhood offers within your chosen area.

Act as your Property Specialist

m      Help you prioritize your housing wants and find homes that meet your needs and budget.

m      Review new or changed listings for suitability to your needs.

m      Eliminate marginal or unsuitable properties, and adjust your search criteria accordingly.

m      Help you preview properties using our website.

m      Take you on private tours of homes within your criteria and help you evaluate them.
Serve as your Experienced Negotiator

m      Research and review comparable sales to determine the approximate fair market value from recent sales in your area.

m      Prepare the written sales offer that is to be presented to the seller’s agent, giving special consideration to your specific needs and explain the contract to you in detail.

m      Represent your best interests in all negotiations including any seller’s counter offer to you and vice versa.  

Act Act as your Transaction Coordinator

m      Help you finalize the arrangements for the financing option you have chosen that is specifically tailored to your needs.

m      Oversee the entire closing process so that I may handle complications that may occur throughout the process, eliminating any stress on you.

m      Provide you with updates as to the status of your closing.

m      Examine all closing documents for accuracy.

m      Review and explain all documents with you to help you better understand the closing process.

m      Help you and the seller arrange the closing and assist in synchronizing the transaction.
 
In short,  my job is to  determine your needs, assist you in your search, and manage your transaction. 
Working for you, representing your interest, full time, as your Accredited Buyer's Representative.
