Portland area home builders have seen good times in the boom years and tough times now for many. Many quality builders have found themselves with more homes, lots, and leins, and not enough buyers. We have read in the paper or snipets on the news about over extended developers and the unique ways each is trying to sell finished inventory.
By understanding the process that faces each of these builders and protecting my buyers needs is Paramont to my role as your Buyers Agent.
Finding answers to many tough new construction questions isn't easy, but it is necessary.
Does the builder have the means to finish a project?
Is this project a short sale? Where are we in the pre-foreclosure process?
What is the lein holders position on pricing the home?
Will the lein holder offer discounted pricing and finance terms for a ready and able buyer?
What about the new home warranty? How will the home be covered?
Have the many contractors that worked on this project been paid or will they each file leins?
Not all Portland Area Home Builders are in jepordy of financial crisis. Many have been quick to adjust their business plans to the current trend, and will be around for many, many years.
